Effortless Luxury, Maximum Bookings

HSG282 is the official guidance from the UK Health & Safety Executive (HSE) for managing hot tubs in commercial or shared-use settings, including holiday homes, lodges, glamping sites, and short-term rentals like Airbnbs.

It was introduced to reduce the risk of infections such as Legionella, and sets out minimum requirements for water quality, system design, maintenance, and safe usage.

If you’re offering a hot tub to paying guests, even if it’s one group at a time, your setup is legally considered commercial — and HSG282 applies.

To comply with HSG282, your hot tub installation must meet specific criteria designed to protect guests and simplify upkeep.

Key requirements include:

  • Daily water testing for pH, disinfectant levels, and clarity.
  • Chemical dosing using chlorine or bromine to control bacteria.
  • Filtration systems sized for multiple bathers and heavy use.
  • Draining and cleaning between bookings (or weekly, whichever comes first).
  • Maximum bather limits clearly defined based on system size.
  • Safety signage and guest usage instructions in plain view.
  • Maintenance records and water test logs kept on file.

Ignoring these requirements can result in serious health risks, legal consequences, and negative guest reviews.

If you run a holiday let, lodge or Airbnb, compliance isn’t just about safety — it’s also about protecting your business.

HSG282 ensures your hot tub is:

  • Safe for back-to-back bookings
  • Easy to drain and disinfect between guests
  • Low-maintenance for busy changeovers
  • Fully documented for insurance and legal protection

Using a standard domestic hot tub in a commercial setting is not compliant and may void warranties, increase liability, and risk guest illness.

Hydrospas designs hot tubs specifically for holiday home use — meaning every model includes features that make HSG282 compliance easy:

  • Fast-draining systems for quick turnaround cleans.
  • Commercial-grade filtration and circulation.
  • Sized for optimal bather load & safe operation.
  • Guides, signage, and setup support included.
  • Trusted by UK lodge parks, letting agents, and short-let owners.

Whether you manage 1 property or 100, our hot tubs are built to deliver safety, reliability, and a standout guest experience — without the hassle.

HSG282 Compliance Information

HSG282 is the UK Health & Safety Executive’s guidance for controlling the risk of Legionella and other infectious agents in hot tubs used in holiday lets and similar business settings. If you provide a spa for paying guests, compliance with this standard is strongly recommended.

Our Holiday Let range has been designed with HSG282 in mind, helping operators meet the key requirements:

  • Automatic chemical dosing (chlorine/bromine) – no floating dispensers.
  • Ozone/UV secondary sanitisation for added protection.
  • Hydraulic design for rapid water turnover (approx. 15 minutes).
  • No air blowers, reducing aerosol risk.
  • Continuous filtration and heating via automated cycles.
  • Easy water testing with clear access points for twice-daily checks.
  • Risk assessment templates and logbooks provided to support record keeping.
Important to Note

Actual compliance depends not only on spa design, but also on how the spa is operated and maintained:

  • Carrying out twice-daily water tests (disinfectant & pH).
  • Weekly (or per changeover) water changes.
  • Keeping accurate maintenance and testing records.
  • Following safe bather load limits and displaying user rules.

Our HSG282-ready spas make it easier to stay compliant, safe, and audit-prepared in holiday let environments.
